    History of Piney Z Neighborhood

    The Piney Z neighborhood was originally a plantation. The historical owners have included many colorful figures, and the area has a fascinating history. You can read about it in this History of Piney written by Russell Pfost and found on the neighborhood’s website.

    The Piney Z community is surrounded on three sides by two of Tallahassee’s gorgeous parks – Tom Brown Park and Lafayette Heritage Trail Park. The walking trails are well-tended (watch for roots, though) and safe to walk by yourself, which I have done many times. This neighborhood is located north of Apalachee Parkway and east of Capital Circle. There are three distinct neighborhoods within Piney Z. Fieldcrest, the Gardens, and Eagle View, which abuts an area known to have bald eagles nesting in the trees. Eagle View averages the highest sales prices.

    Real Estate Overview

    These homes were built in the early 2000s and averaged 33 days on the market in 2022. This is up from 25 days on the market in 2021. Home prices range between $235,000 to $506,000. In 2022, there were thirty-eight residential sales, of which seven were townhomes. The median sales price in 2022 was $350,000.

    For home sales in 2022, sizes range from a low of 1,321 square feet to the largest at 2,617 square feet. Most yards were slightly less than a quarter of an acre. Approximately 87% of the homes had fireplaces, and only four sold with pools last year. The HOA for the townhome was roughly $360 a year and closer to $130 for those single-family residences in Piney Z.
