Having a 2 bath, 2 bedroom home means guests can comfortably stay, or you can rent a room to cover the mortgage. It was extremely cold and ugly up north over the holidays. Those winter storms make my phone ring. As a Tallahassee Realtor, I have often been asked about which neighborhoods are the best for small. Let’s look at what neighborhoods had the best deals for 2 bed, 2 bath homes sold in the past year in Leon County.
Overview of 2 bed, 2 bath sales in Tallahassee in 2022
Let’s start with an overview of locations where the two-bedroom, two-bathroom homes sold in Leon County in 2022. In 2022, 523 total sales were designated as 2/2 homes, and about 20% (111) of those homes also have a half bath. About 14% or 69 sales were single detached family homes. As you can see from the chart below, most of these sales were located near the universities or downtown areas. The totals are off a little; I removed the mobile home sales from the charts.

We have seen buyers lose their deposit because their out-of-town lender did not qualify the condo for financing. Most often, the disqualification is caused by FHA insurance requirements or the structure of the homeowners association. If you use FHA financing, you will have better results shopping for townhomes than condos.

These townhouses qualify for various types of financing, have low HOA dues, are conveniently located, and have great curb appeal. The median age for this neighborhood is 31 years old, making it perfect for first-time home buyers. The potential downside for those buyers is that 77% of the neighborhood is rental properties. However, the values have risen over 25% over the past two years.
A Little About the 2 Bed, 2 Bath Townhouses in Breckenridge on Park
Every sale in Breckenridge on Park in 2022 was a 2 bed, 2 bath home. The HOA for Breckenridge on Park charges dues of approximately $100 yearly. There is also an unofficial Facebook page here. The sales prices ranged from $100,000 to $180,000 and the square footage ranged from 880 square feet to a little over 1,000 square feet. They average only a little over 20 days on the market and well-maintained homes saw multiple offers.
These 2 bed, 2 bath townhouses are single story which is cool because no one will stomp on your ceiling. The townhomes qualify for various financing types, have low HOA dues, are conveniently located, and have great curb appeal. The median age for this neighborhood is 31 years old, making it perfect for first-time home buyers. The potential downside for those buyers is that 77% of the neighborhood is rental properties. However, the values have risen over 25% over the past two years.
2 Bed, 2 Bath Detached Single Family Homes in Tallahassee
If you are looking for a 2 bedroom, 2 bath single detached family home, only 69 sold in 2022. The sold prices ranged from $65,000 to $457,500, with a median value of $220,500. Of those sales, 46% (32) were conventional financing, and 32% (22) were cash sales. There were at least three new construction sales; the oldest residence sold last year was built in 1938. The most common dates were in the mid-80s for construction. The average yearly homeowners’ association dues were $226. The size of the houses ranged from 748 square feet to a whopping 2,558 square feet. The median square footage of the sales was 1,221. Only 12% (8) had a half bath for guests, and 54% (37) had fireplaces.
