Tallahassee’s zip code 32303 is the second most populated zip code in Tallahassee at 49K residents.  This zip code is also densely populated at 1,680 people per square mile. This area is north of the busiest part of Tallahassee. The population has grown by 2.9% since 2010. Tallahassee has grown 8.8%, Leon County has grown 7%, and Florida 17.6% since 2010.

This area is north of Tallahassee’s college life. While there are still many apartment complexes and multi-family households, it also has the highest residential sales than any other zip code. It has many subdivisions tucked off North Monroe Street. This area is busy with morning and early evening commutes. That means that accidents regularly happen on N Monroe Street. (For the love of your vehicle and safety, watch the turn light at Lakeshore and Monroe!)

Population Age Ranges

This area has a median age of 31 years old. In comparison, Tallahassee’s median age is 28, and Leon County’s median age is 32 years old.  Likewise, the median age in Florida is 42, and the median age in the United States the median is 38 years old. We loved taking our kids for walks around Lake Ella and have many fond memories of chasing ducks and petting friendly puppies.  It hasn’t changed much over the years and it is still great for lunchtime walks.

Lafayette Park

Nestled in Midtown, this park offers so much to do. The trails are mostly shaded with just the right amount of hills to keep your heart rate up!

As of June 1 this year, Tallahassee Realtors are seeing price increases and longer days on the market. So far this year, there were 233 single-family homes sold. Even though the days on the market increased from 43 last year to 62 in the first half of 2023, the median sales price has increased from $245K to over $260K. The lowest price sold so far this year was only $125,000 and the highest single-family home sold for $1,150,000 in the Tallahassee 32303 zip code!
