History of Southwood
St. Joe and the CDD. Southwood was designed with conservation in mind. Located in southeast Tallahassee, Florida, residents love the 1,000 acres of green space, abundant wildlife, and many trails. The Central Park is 123 acres and includes a lake and lots of shady oak trees draped with Spanish moss. Southwood is close to many businesses and restaurants and convenient to both the Capitol Complex and the universities.
Some residents have complained about stringent HOA rules in the past – including a veteran that was not allowed to post a flag on his mailbox. The architectural controls are intended to maintain harmony and property values. There does seem to be significant turnover in the neighborhood. It is a hot market though! In 2021, they averaged 28 days on the market!
