History of Killearn Lakes
According to Jeff Caster, Killearn Lakes is celebrating its golden anniversary this year. The 202 census estimates the Killearn Lake population at 11,342 residents. That puts it in the top 16% of American cities and towns. There are 4,225 property owners.
There is an active homeowner’s association. The covenants and restrictions are available on their website. They intend to preserve the ‘look’ and value of the Killearn Lakes community.
Construction started in the Killearn Lakes area in the 1970s and has become one of the biggest subdivisions in Tallahassee. There are still vacant lots and new homes sold every year. This is a testament to the popularity of the neighborhood. The neighborhood includes three community parks, five lakes, and many trails and paths.
Real Estate of Killearn Lakes
There were 130 homes sold in Killearn Lakes in 2022, and 149 were sold in 2021. The homeowners association fee is under $150 a year. They are starting to crack down on non-compliance with the covenants and restrictions for the neighborhood. Check out the link below for the Lakes View Magazine published by the HOA quarterly. Even though some of these homes are older, the new and remodeled homes sell quickly in our Tallahassee real estate market. In 2022, the median age of the homes sold was 32 years and the oldest home was almost 50 years. The days on the market for 2022, was thirty-one, with the median being twenty-one days. There was one home on the market for almost a year that pulled that average up. These numbers are similar to the market stats for 2021.
The median home sale in Killearn Lakes for 2022 was $327,000. That is more than 8% higher than the home sales in 2021. On average, the houses sit on half of an acre and are 1900 square feet. Approximately 10% of the homes sold had pools and more than 80% had fireplaces. In the older sections of Killearn Lakes, the trees are large and provide lots of shade.
